Rent Increase in 2025: What Tenants Need to Know

Landlords will be allowed to raise tenants’ rent by 1.82% in the first quarter of 2025, following the Reference Rent Index (IRL) published by Insee for Q4 2024. The index now stands at 144.64, setting the legal framework for rent adjustments for lease agreements up for renewal between January and March 2025.

Who Is Affected by This Increase?

This rent hike applies only to leases that include an annual revision clause, typically on the anniversary date of the contract. Landlords can adjust the rent based on the IRL, provided this is explicitly stated in the rental agreement.

Energy-Inefficient Properties Excluded

Properties classified as F or G (energy-inefficient homes, often referred to as "energy sieves") are exempt from this increase. This rule encourages landlords to undertake energy efficiency improvements before applying any rent adjustments.

In summary, if your lease is up for renewal early this year, you may face a slight rent increase—unless you live in an energy-inefficient property.
