From January 1, 2026, the calculation method for the Energy Performance Certificate (EPC) will change. The revision of the electricity conversion coefficient will allow nearly 850,000 homes rated F or G, heated by electricity, to improve their energy rating.
This EPC reform could enable many properties to exit the energy-inefficient (“energy sieve”) category, making them eligible for rental again and potentially having a positive impact on property values and real estate market prices.
